Multifamily Financing in the Lehigh Valley

GSM Commercial Capital has financed 2,000+ units across 275+ closings in Allentown, Bethlehem, Easton, and the surrounding Lehigh Valley over the past ten years. That is more than $160 million in loans, most of them 1–4 family rentals and small multifamily, along with larger apartment buildings. The Lehigh Valley is our largest market, and it has been for a decade.

Local

We are not a national shop that happens to lend here

When you call about a building in Lehigh or Northampton County, you are talking to someone who already knows the streets, the property types, the rents, and what it takes to get a deal financed here. Most of our Lehigh Valley clients came to us from another client, an attorney, a title company, or a banker who had a deal that did not fit the bank's box. Many of them have financed five, ten, or twenty properties with us since.

What we finance in the Lehigh Valley

  • 1-4 family rentals and small multifamily, purchase and cash-out refinance
  • Apartment buildings from 5 to 100+ units, stabilized or value-add
  • Mixed-use buildings with commercial below and apartments above
  • Portfolios of row homes and walk-ups held in several LLCs, refinanced as one
  • Conversions and construction: commercial-to-residential, adaptive reuse, ground-up, bridge-to-permanent

We lend directly on DSCR, fix-and-flip, and bridge loans, lend as a private lender, and broker bank, credit union, and government agency loans. We pick the door that fits the building and the plan.

FAQ

Questions Lehigh Valley owners ask us

Do you finance 1-4 family rentals, or only apartment buildings?
Both. Most of our Lehigh Valley closings are 1-4 family and small multifamily, and we have financed buildings of 80+ units in Allentown and Whitehall.
Which towns do you work in?
Allentown, Bethlehem, Easton, Whitehall, Catasauqua, Emmaus, Macungie, Hellertown, Northampton, Nazareth, Alburtis, Freemansburg, and the townships around them. If it is in Lehigh or Northampton County, we have probably closed near it.
The bank turned me down and would not say why. Can you help?
That is the call we get most. We find out where the deal is held up and what the path forward is, whether that is a different bank, a credit union, a DSCR lender, or bridge capital now and a permanent loan later.
Can I refinance several buildings at once?
Yes. We have refinanced Lehigh Valley portfolios of up to 15 properties as a single loan, and split others across two or three lenders when that produced better terms.
What does it cost?
Nothing upfront. Our fee is earned only at closing.
