Portfolio and Personal Debt Restructured for an Allentown Investor: a $1,513,750 Bank Term Loan and Line of Credit That Restored Cash Flow

An experienced Lehigh Valley investor with strong equity felt increasingly constrained by monthly cash flow: property loans and personal obligations had developed deal by deal rather than through a coordinated plan. GSM reviewed both together and refinanced 10 properties with 25 units into a $1,513,750 bank/credit union term loan paired with a line of credit, closing in May 2021.

How the financing was structured

The investor, an experienced multifamily operator with significant real estate holdings and strong net worth, had accumulated a large portfolio over time. Multiple property loans and personal obligations had developed organically, deal by deal, while the portfolio's equity stayed strong.

Even so, the investor increasingly felt constrained by monthly cash flow. The debt had evolved transaction by transaction rather than through a coordinated strategy. The portfolio was healthy, but the structure of the debt created unnecessary pressure on liquidity.

GSM Commercial Capital conducted a coordinated review of both the portfolio financing and the personal debt obligations, then restructured: 10 properties with 25 units in Allentown and Catasauqua were refinanced into a $1,513,750 bank/credit union term loan paired with a line of credit, aligning the debt with the portfolio's income profile and long-term strategy. It closed in May 2021.

Monthly cash flow improved significantly, financial pressure across the portfolio eased, and the investor regained the flexibility to pursue acquisitions and the long-term plan. High net worth does not guarantee financial flexibility; poorly structured debt can quietly create liquidity pressure even in strong portfolios.
