A former senior-living building on East Emmaus Avenue in Allentown, converted to 12 one-bedroom apartments and financed by GSM at every stage: a private bridge loan for the purchase, a bank/credit union construction loan for the conversion, and a $1,481,250 permanent loan in October 2026.

This is a completed value-add project that GSM financed at every stage, with the right money for each one.
Acquisition: a private bridge loan funded the purchase of a former senior-living building and the budget to convert it to 12 one-bedroom apartments.
Construction: once the conversion was ready to build, GSM moved the project to a construction loan with a bank/credit union chosen for how straightforward its construction process is.
Stabilization: with the building fully leased, a longer amortization made sense, and GSM refinanced it into a $1,481,250 permanent term loan with a bank/credit union in October 2026.
Three loans, three lenders, one property, and a permanent refinance at the end that the first two loans were built to reach.
